The Specialist Team from Matrix are celebrating after securing a £90,000.00 Triflex waterproofing contract in Newton Abbot with Ridge and Partners. The works will require suitable preparation works to be undertaken to the existing communal walkway areas of Market Walk, including uplifting the existing paving slabs and bedding mortar.
Following the application of the Triflex BBS system, which is a fully reinforced liquid applied buried membrane, the paving slabs are to be reinstated onto a new 50mm thick cementitious screed. specialist@matrix.uk.com
The Matrix Parking Team are celebrating after securing a prestigious contract to repair and refurbish the two multi-storey car parks at Brent Cross Shopping Centre. The centre, which is owned by Hammerson and Standard Life was the first large enclosed shopping centre to be built in the UK and has over 8000 No. parking spaces. When it first opened in 1976, everyone was sure it wouldn’t last!
Works to the multi-storey car parks include concrete repairs, crack injection, protective deck treatments and the re-installation of designated pedestrian walkways. ‘The Brent Cross scheme had been on our radar for a few years, so we are delighted to have been appointed by the managing surveyors to carry out the works this summer’ – Neil Wright, Managing Director of Matrix. parking@matrix.uk.com
The South East Construction team based in Weybridge have recently secured two separate contracts in Croydon and Windsor respectively totaling approximately £225,000.00. Working on behalf of one of the UK’s leading independent property advisory business’s, Matrix will be carrying out external fabric maintenance related repairs and internal improvements to a number of occupied retail and industrial units.
The projects will run alongside an ongoing Fire Risk Assessment scheme for leading design-led retailer Monsoon Accessorize, which to date, has seen upgrade works completed in Sussex and Buckinghamshire. construction@matrix.uk.com

The sunny shores of Southern France were investigated this year by Neil Stanley from our South East office and he found the event busy and full of optimism.
After low numbers the previous year it looks like the level of attendees was up considerably and an abundance of clients and consultants keen to get busier following two years of a very tough economic cycle. Good news for Matrix as many indicated that due to inclement weather and delayed planned maintenance schedules expenditure would be forthcoming on numerous external schemes.

Having originally completed minor works within Churchill Square car park almost 14 years ago, we have recently been instructed to carry out wide-scale improvements to the same structure.
Beginning with a detailed survey and concrete investigation, our brief includes polymer modified concrete repairs, localised application of corrosion inhibitors, protective deck coatings, the application of specialist paint coatings and other associated enhancement operations.
Working in conjunction with Mansells and Jones Lang LaSalle, Matrix will be on site for approximately 5 months, delivering a specialist refurbishment package worth almost £500,000.00. parking@matrix.uk.com
Our Weybridge based Construction team have recently completed works in Kent and Hampshire respectively on behalf of 2 No. separate London based Building Consultancy practices.
The scheme in Maidstone involved initial investigatory works to a number of early 70’s reinforced concrete industrial units. The single storey portal frames, with precast concrete pitch roofs and purlins had deteriorated over the years, primarily due to localized ongoing water ingress as a result of a failed roof covering. Testing confirmed heavy loss of steel reinforcement section, which led to the recommendation of secondary steel support beams.
The 8 storey occupied office block in central Portsmouth was also suffering from water ingress due to a deteriorating roof covering. Matrix were commissioned to undertake a thermal imaging survey to determine moisture levels in the roof build up. Once it was ascertained that moisture levels in the roof were minimal, a liquid applied roof covering with a 20 year guarantee was specified to be applied over the existing surface. construction@matrix.uk.com

Matrix and Woking Borough Council have seen off tough competition to win the 2010 Best Refurbishment category at the annual British Parking Awards in London.
“Residents and visitors to Woking deserve a clean, bright and safe environment in which to park their vehicles. We are delighted that Woking's efforts to improve our car parks through a multi-million pound refurbishment programme have been recognised nationally by this prestigious award.” Jon Dalley of Woking Borough Council.
The event, held at the Intercontinental Hotel in Mayfair was hosted by comedian and famous impressionist Jon Culshaw and brought together over 500 of the parking industry’s movers and shakers. Organised by Parking Review magazine and sponsored by Equita, the award presented to the refurbishment team including Jon Dalley of Woking Borough Council and Tim Whittaker of Matrix recognises the significant transformation of Woking Borough Council's car parks. The formerly tired-looking and unwelcoming car parks have been comprehensively refurbished and upgraded during the 3-year partnership with Matrix.
Woking’s major overhaul compliments the town centre and shopping complexes. Works included structural alterations to make the car parks more user friendly, new lighting and CCTV throughout, conversion to Pay on Foot, redecorations, specialist deck coatings, the creation of a new CCTV control room and stairwell/DDA improvements.
Tim was delighted at the judge’s decision: “the awards judging panel was full of well respected individuals from within the parking industry, so to win this tough category makes us very proud. Woking Borough Council were a fantastic client to work with, and have demonstrated what can be achieved with collaborative thinking and a partnering approach.” parking@matrix.uk.com
Matrix have been awarded the contract to refurbish the upper levels of the Network Rail multi-storey car park in Milton Keynes with works beginning in February. Located immediately adjacent to the main Milton Keynes Train Station the 960 space car park will remain open during the project minimizing disruption to the general public.
Matrix worked closely with Structural Engineers Hyder, providing advice regarding the suitability for overlaying the existing mastic asphalt wearing surface, improving falls, detailing to expansion joints and enhancing edge protection. All existing perimeter crash barriers and hand rails are being replaced to comply with BS requirements with new reinforced concrete plinths added for additional stability.
The Triflex DFS External system will be installed to the upper parking decks enabling the contract to be completed within the constraints of the fast-track Network Rail programme. parking@matrix.uk.com
The South East team from Matrix hosted their annual drinks event in London this month at the popular and award winning Vintry ‘Wine Pub’ in London’s Cannon Street. Awarded Wine Pub of the Year at the Publican Food and Drink Awards in 2009, Matrix had exclusive use of the private downstairs bar.
Around fifty of London’s top Commercial Surveying practices attended along with other influential Engineering, Architectural and Property Investment organizations.

Following a winter break, Matrix have recently returned to site to begin Phase 2 of the £700,000.00 Swan Walk Car Park refurbishment in Horsham. Under the guidance of Forensic Engineers and Car Park Specialists Pyle Consulting, Matrix will be carrying out concrete repairs and applying specialist deck coatings throughout the car park, including an embedded hybrid corrosion control and monitoring system to the heavily chloride contaminated ramps.
Given the challenging brief put to Pyle Consulting, to effectively maintain the car park in a serviceable condition for a further 50 years, the refurbishment is being delivered within the clients original budget and combines works in normal hours with selective operations out of hours to minimize disruption.

The Parking team from Matrix have decided to donate £100 to cancer charity Macmillan this year, rather than clog-up the already backlogged Royal Mail distribution depots with Christmas Cards.
Matrix has supported the Macmillan Charity for several years now, taking part in several fundraising events such as the ‘World’s Biggest Coffee Morning 2009’ with Macmillan raising £6,687,823.41 to date almost achieving their 8m target.

The Specialist team from Matrix is celebrating after landing further works in Jersey. Having secured the contract to repair and refurbish the podium area serving Hue Court in St Helier, a second contract has been awarded to redecorate and clean Green Street multi-storey car park, also in St Helier.
The Hue Court refurbishment project required meticulous planning and sequencing as the podium area is the only way to and from many of the tenant occupied properties. Noise also had to be carefully monitored to avoid disturbing the occupants of the flats.
The Green Street project provides a great opportunity to continue working in St Helier as work at Hue Court finishes in December. specialist@matrix.uk.com
Following the successful completion of similar projects in 2009, the Matrix Construction South East team have recently secured 2 No. additional industrial ‘shed’ refurbishments for the UK’s leading commercial building consultancy, Malcolm Hollis LLP. Under the guidance of Peter Black, the schemes in Newbury and Maidenhead include internal and external repairs, as well as associated specialist works.

Having already established a presence in the South East property refurbishment market, Matrix have joined up with Networth to expand their horizons in and around London. Networth, which was established 12 months ago, is a relatively new and dynamic forum for professionals in property and construction and has commanded guest speakers including James Caan of Dragons Den fame.
Attended by Building Surveyors, Engineers, Architects and Project Managers, it provides a great opportunity and platform for discussing issues and topics relating to all things property.
The November ‘Christmas’ Networth event was held at the Anise Bar adjacent to Cinnamon Kitchen, Devonshire Square EC2M, and was attended by 150 No. property professionals.
The first phase of Southgate, Bath’s £360m mixed-use scheme opened this month including the new car park with recently installed deck coatings.
Having been called in to advise on potentially slippery and unprotected concrete surfaces, Matrix were ultimately instructed by the client to install the Triflex DFS system to areas of the car park. Due to the fast track nature of the project, the rapid curing Triflex system was specified including the addition of high friction traction strips for added vehicular grip, with all works taking place over weekends. parking@matrix.uk.com

Neil Stanley of Matrix attended the quiz held at the Marriott Grosvenor House Hotel on 21st September. The event celebrated the benevolent fund LionHeart’s 110 years of helping RICS members and their families who have been bereaved, experienced ill health or disability, the separation of families, or who face difficulties in retirement.

We were delighted to hear that Buckland Athletic U13s reached the semi finals of the Merseyside football tournament, after winning the Exeter and District Youth League at the end of the season.
The lads, who were sponsored by Matrix Parking, were pitted against AFC Liverpool in their first game, narrowly losing 3-2, but went on to finish 2nd in their league, drawing tournament favourites (and eventual winners) Sports Clinic from Mexico in the semi-finals. Unfortunately the Mexicans were too strong for the Devon side, leaving Athletic to face AFC Liverpool again in the 3rd/4th place play-off, where the Merseysiders prevailed once again.

Following in the footsteps of our Parking Team who have secured a £3/4m contract to refurbish Swan Walk car park in Horsham, our Specialist Team are delighted to have been awarded a £120,000.00 insulated liquid roofing project 400 yards across the road!
Known as the old Royal Sun Alliance building due to its previous occupants, the roof of the 8-storey office block is to be completely stripped back to the original deck, before being waterproofed with a liquid applied coating. Once the roof is fully watertight, a geotextile filter membrane and new insulation laid to falls will be installed. Loose laid ballast, in the form of cleaned cobble stones and paving slab walkways will then be reintroduced to protect the roof build up and provide designated maintenance routes.
New and re-conditioned AHU's, chillers and M&E services will the be positioned/reconnected prior to the new occupants taking possession of their refurbished and watertight offices. specialist@matrix.uk.com
Having performed extremely well at Brent Cross in May earlier this year, Matrix have once again exceeded expectations by completing potentially disruptive and challenging resurfacing works at Tesco stores in Newton Abbot and Barnstaple on budget and ahead of schedule.
Both store car parks had deteriorated significantly due to continual use and wear and tear. Interestingly, the parking bays at Barnstaple were badly deteriorated, whilst the driving aisles at Newton Abbot were in a poor state. Nearly 10,000sqm of wearing surface was planed and re-laid, including reinstallation of line markings and specialist bays where required, with much of the works undertaken at night to minimize the impact on store trading.

Matrix have recently completed the resurfacing of the Tesco store car park in Brent Cross (Hendon Road), North London following a fast-track 4 day programme. With works commencing on a Sunday evening to minimise disruption to the busy store, over 6100sqm of car park was resurfaced using a durable and hard wearing SMA wearing course.
Matrix initially carried out a detailed inspection of the car park to determine the extent of deterioration, providing Tesco with a comprehensive proposal document including phasing plans and sequences of working. Having previously been advised by others that the phased works could take up to 7 weeks to complete, Tesco were delighted that Matrix were able to devise a 4-day programme working in harmony with the stores trading hours.

Following on from the success of Phase 1 of the Homes in Sedgemoor kitchen replacement scheme, and the recent Considerate Constructors Performance Beyond Compliance certificate, Matrix have been awarded a total of almost £700,000 more work on a rolling programme basis.

Matrix have recently been awarded a Considerate Constructors Scheme ‘Performance Beyond Compliance certificate’ following a site inspection by a CCS Inspector on the Homes in Sedgemoor Highbridge Kitchens refurbishment site. The site inspection, which covered issues including Environment, Cleanliness, Safety, Responsibility and being a Good Neighbour found that our site team, managed by Tom Young were performing beyond basic compliance levels.
The CCS Inspector comments “Tom Young and his team clearly demonstrate an enthusiastic attitude towards the issues that affect the CCS Code of Conduct and this is reflected by the compliments the team receives from the tenants with whom they come in contact”. Having successfully completed the refurbishment of Union Square car park in 2008, Matrix are delighted to have been awarded further contracts totaling approximately £450,000.00 to repair and refurbish 3 No. additional structures within the Torbay Council portfolio. New crash barriers are to be installed at Beacon Quay, whilst the upper decks of Lower Union Lane are to be waterproofed in conjunction with new barriers.
A further £175,000.00 contract to repair and refurbish the upper decks of Victoria car park in Paignton has also been secured, taking Torbay Council’s total car park spend with Matrix to approximately £630,000.00.

In conjunction with the recent launch of our new ‘Build Confidence’ website, we have taken the opportunity to overhaul our customer satisfaction feedback procedure. Whilst we have always valued our clients feedback before, during and particularly after a project, we have been trying to find better ways of analyzing and interpreting the data, to make sure our service delivery is constantly maintained at a very high level.
Having initiated the new process to coincide with the web launch, our customers appear to welcome the change, providing even more accurate and measurable data from which we can act accordingly. Assessment categories are simple, tangible and honest and include innovation, attention to detail, client needs and communication.
The most recently received questionnaire, following on from 2 No. car park refurbishments in Reigate and Redhill and further works in Eastleigh, scored Matrix an average 9.5 out of 10.

Having completed a number of schemes in Scotland over the last few years, our Specialist Team have recently been awarded a large inspection and testing contract at Gargunnock Bridge over the river Forth near Stirling, Scotland. The £50,000.00 scheme which will see the surveyors carrying out extensive half cell analysis, cover and carbonation tests as well as dust sample extraction is due to take 4 weeks and begins in mid March.

Following on from the roaring success of the 1st Matrix Go-Karting event in September, the Construction Division of Matrix held their annual commercial drinks evening on 9th December at Toto’s Wine Bar in Bristol. The informal event proved to be huge success with over 30 No. surveyors attending throughout the evening. Practices attending included Atis Real, Tuffin Ferraby Taylor, Watts International, DTZ, Malcolm Hollis and King Sturge amongst others.
The Construction Division have built excellent long term working relationships with many commercial practices by providing a complete range of services and solutions, from complex new build and refurbishment projects to challenging maintenance and repair works. Phase 2 of the £8m Woking Town Centre Car Park Refurbishment project has recently been completed, culminating in the handover of Wolsey Place (Yellow) Car Park and the upper levels of The Peacocks (Blue) Car Park. Since the beginning of Phase 2 over 20,000sqm of deck waterproofing has been installed, 30,000sqm of anti-carbonation paint applied and numerous new light fittings introduced.
Whilst Matrix will essentially clear site for 3 months at the beginning of November, various ‘behind the scenes’ works will take place in preparation for Phase 3 next year.
In addition to the concrete repair, waterproofing and new light fittings installed to date, Matrix have also managed the demolition and construction of a new vehicular ramp, built a high-spec, fully secure CCTV control room and management centre, as well as the refurbishment, re-lighting and reconfiguration of a large surface car park.

After 32 weeks, 250 tonnes of new concrete and over 30,000 sqm of new protective deck membranes, the works at Concert Square Car Park in Glasgow have been completed.
The most popular of Glasgow City Centre’s City Park LLP owned car parks has been completely transformed providing a dramatically enhanced parking experience for the general public and commuters.
Over £1.3m has been spent protecting the structure with anti-carbonation paints, flexible crack bridging deck membranes and polymer modified structural repairs, whilst aesthetically new lighting fittings have been installed to all intermediate parking levels to achieve the requirements of BS 5489-1:2003. parking@matrix.uk.com
Having successfully completed a specialist waterproofing and concrete repair project for Homes in Sedgemoor, Matrix has recently been awarded a £172,000.00 contract to replace 65 No. kitchens by the same client.
Liaising closely with each tenant, Matrix will be managing the fit out process including all plumbing and electrical works ensuring all utilities are returned to an operational condition at night and at weekends.

The Specialist Works division of Matrix has been instructed to carry out extensive testing and investigations to a World War 2 reinforced concrete hangar in Wiltshire. The 100,000 sqft building built in c.1938 currently operates as a huge storage facility for a distribution business and is suffering from widespread concrete deterioration.
The concrete testing and investigation, much of which will be conducted from an elevated boom lift includes chloride dust sampling, carbonation depth testing, half cell potential analysis and cover depth measurements. Internal and external components of the unusual portal-frame type construction, known as a Type D Hanger, will be surveyed to determine the primary reasons for the deterioration, with a comprehensive report produced with repair recommendations.

Having completed 4 No. previous car park projects for Southampton City Council, Matrix has recently completed a £650,000.00 refurbishment of the 1960’s lift slab construction Eastgate Street multi-storey car park in the city centre (which was featured in the ‘Car Parks from Heaven (or Hell)’ book by Kevin Beresford).
The project involved the removal of the existing polyurethane deck coating, followed by the installation of over 16000sqm of Triflex DFS. However the most interesting and innovative element of the project was the use of strategically buried reference electrodes, placed within ‘high risk’ areas of the decks.
‘Whilst the structure has effectively been ‘encapsulated’ by the application of high performance deck coatings and anti-carbonation treatments to the soffit, we felt that to provide the client with the additional longevity they required, the ability to remotely monitor any future corrosion activity added significant value to our solution’ says Neil Wright of Matrix. ‘Now the refurbishment has been completed, we will provide the client with an annual ‘corrosion’ report allowing them to proactively deal with any issues that may be detected by the embedded electrodes’. parking@matrix.uk.com
The surface maintenance team within our Parking Division has recently completed the repair and resurfacing of the Tesco Harford Bridge store in Norfolk. The car park was identified for repair following a detailed survey by Matrix highlighting key issues including pot holes, worn and defective line markings and general trip hazards.
The scope of works included new SMA surfacing to large areas of the car park, with new line markings installed throughout. ACO drainage channels were also re-set to alleviate any Health and Safety Issues.
As with the majority of projects for Tesco, the works were carried out after the store had closed on a Sunday, with all areas ready for use the following Monday morning.

‘Team Cyril Sweett’ have walked away with the Matrix Karting Cup after a lengthy and gritty battle against their South West commercial rivals saw them claim first place after 3 grueling hours of racing.
A fantastic afternoons karting was attended by many of the South West’s leading surveying and commercial property practices including Alder King, CS2, BNP Paribas Real Estate and GVA Grimley.

A second liquid roofing project has recently been completed for Newport County Borough Council at Gwent Crematorium. After completing works earlier this year for the same client, Matrix were awarded a further contract to waterproof and thermally upgrade a number of separate flat roof areas using the Liquid Plastics Decothane and Cold Fusion™ system.
The existing felt and asphalt surfaced flat roofs were cracked and split, particularly at details. The application of the cold applied liquid roofing system has enabled all details and areas susceptible to water ingress to be fully waterproofed beneath a homogenous and seamless membrane. specialist@matrix.uk.com
Matrix has recently completed a large communal walkway concrete repair and waterproofing project in Highbridge, Somerset for Homes for Sedgemoor. The £150,000.00 12 week scheme managed by the Specialist Works division of Matrix involved the fast-track application of Triflex BFS to the existing mastic asphalt walkways in conjunction with mass concrete repairs and localized corrosion control.
With each walkway providing access to individual properties every tenant was invited to a pre-contract presentation and workshop, where the scope of works was clearly explained and tenants were given an opportunity to vote on the colour of the new walkway finish. Matrix’s Tenant Liaison Officer comments ‘We were keen to make sure the tenants felt they were a part of the decision making process, and understood that their safety, comfort and well being was our primary focus. Following the £300,000.00 refurbishment of Clarendon Road Car Park in Redhill, Matrix has been awarded a similar size contract to refurbish its ‘sister’ car park in Reigate, as well as a further project in nearby East Grinstead.
Bancroft Road Car Park, which is situated in the centre of Reigate town centre provides parking for 315 No. cars and is owned by Reigate and Banstead Borough Council. Following extensive testing and investigation works carried out by Matrix, the client identified the need for protective coatings to all decks to prevent further water and salt ingress.
Phasing of the refurbishment, together with the application of fast cure deck coatings will allow the car park to remain open during the works. A significant proportion of the specialist coatings will also be applied at night to alleviate excessive space loss.
Meanwhile in nearby East Grinstead, Matrix has been awarded a £300,000.00 contract to refurbish a ‘private’ car park with 14 No. parking levels. In conjunction with the clients Structural Engineers, Matrix will be carrying out extensive internal and external repairs to the car park, together with the application of the innovative Pavix CCC100 to lower parking decks to prevent water and salt ingress. Health and Safety improvements are also high on the agenda including the installation of new crash barriers to all levels. parking@matrix.uk.com
